We recently completed a full roof replacement and structural rebuild on a large property in Torrisholme, Morecambe.
This wasn’t a straightforward re-roof — the existing roof had been spray foamed in the 1990s, which unfortunately had caused severe long-term damage to the timber structure.
By the time we carried out our inspection, the roof structure had suffered significant decay.

The Problem: Spray Foam Roof Damage
Spray foam insulation can trap moisture against roof timbers. Over time, this leads to:

In this case, the damage was extensive. The main rafters, hip rafters and ridge beam had all deteriorated to the point where a full structural rebuild was the only safe solution.
Structural Rebuild Works Carried Out
Before installing the new roof covering, we:

Stripped the entire roof back

Removed all damaged and rotted timber

Replaced the main rafters

Installed new hip rafters

Replaced the ridge beam

Rebuilt the full roof structure to current standards

Reduced the chimney stack, dropping it below roof line level for safety and longevity
Once the structure was fully rebuilt and secure, we moved on to the roofing installation itself.
New Roof Installation
With the new timber structure in place, we completed the following:
1️⃣ Breather Membrane Installation
We installed a high-quality breathable membrane to allow ventilation while protecting the roof from moisture ingress.
2️⃣ Battening
The roof was carefully battened out to ensure correct spacing and support for the tile system.
3️⃣ Tile Installation
We loaded the roof out with Redland concrete tiles, ensuring consistent colour and alignment across all elevations.
Each tile was securely nailed and installed to manufacturer specifications.
4️⃣ Ridge & Hip System
Ridge and hip tiles were carefully bedded on to provide a secure and weather-tight finish.
Roofline Replacement
To complete the job, we upgraded the roofline:

New uPVC fascia boards

New uPVC soffits
-
New guttering system
This not only improves water management but gives the property a clean, modern finish.
Bay Window Roof Replacement
The final stage of the project was the bay window tiled roof.
We:

Removed the existing coverings
-
Installed new breather membrane
-
Fitted new plain tiles
-
Bedded on new mini ridge tiles
This ensures the bay roof matches the main roof both structurally and visually.
